Lawn Aeration, Overseeding & Compost Topdressing in Southern Maine
Shoreline Landscaping provides core aeration, overseeding, and compost topdressing in Portland, South Portland, Cape Elizabeth, Scarborough, Falmouth, Cumberland, and surrounding Southern Maine communities. Whether your lawn needs seasonal care or help recovering from thin grass and compacted soil, we recommend services suited to your lawn’s condition and your goals.
Help Your Lawn Grow Thicker
Thin grass, bare patches, and compacted soil can make a lawn difficult to maintain. Shoreline Landscaping offers services that address these conditions, with recommendations based on your lawn’s needs, growing environment, and available watering.
Core aeration removes plugs of soil, while overseeding introduces new grass seed to improve coverage. Compost topdressing can be added to introduce organic matter and support improved soil conditions. These services can be performed individually or combined where appropriate.
We work with homeowners and commercial property owners throughout Greater Portland and Southern Maine. Whether you want to improve a problem area or treat the entire lawn, we’ll discuss the scope, provide an estimate, and explain the care needed after service.
Aeration, Overseeding & Topdressing Services in Greater Portland
Core Aeration
Core aeration removes small plugs of soil to help relieve compaction and create openings for air and water to reach the root zone. It can benefit established lawns that receive heavy foot traffic or have compacted soil.
Lawn Overseeding
Overseeding adds grass seed to an existing lawn to help fill thin areas and improve density. Seed is selected for the growing conditions, with watering and follow-up care playing an important role in establishment.
Compost Topdressing
Topdressing spreads a thin layer of compost across the lawn to add organic matter and support soil improvement. We typically target approximately ¼ inch, distributing the compost through the grass canopy without burying the existing lawn. Application depth and quantity are confirmed for the project.

Preparing for Service & Caring for New Seed
Before Your Appointment
Let us know about irrigation systems, shallow utilities, invisible pet fencing, and other hidden obstacles. We’ll drop off marking flags before your appointment so you can mark irrigation heads, valve boxes, exposed lines, and any other known hazards. Please clear toys, hoses, and movable items from the lawn. We’ll provide project-specific instructions for mowing and watering before the visit.
After Your Service
New seed needs consistent moisture to establish. We’ll explain watering, mowing, and foot-traffic guidance for your project. Tell us whether you have irrigation or will be watering manually so we can discuss a practical aftercare plan.
Aeration & Overseeding FAQs
-
Aeration removes soil plugs to help relieve compaction. Overseeding adds grass seed to the existing lawn to improve coverage. They address different needs and can be combined.
-
Scheduling depends on the service, lawn conditions, and weather. Contact us to discuss seasonal availability and suitable timing for your property, but most of these services are preformed in the fall or sometimes the spring if the yard needs extra attention.
-
Not always. Aeration and overseeding may be suitable on their own. Topdressing is an additional option when introducing organic matter would benefit the soil.
-
Yes. We can estimate work for a designated area or the entire lawn. Tell us which sections concern you and send photos when requesting pricing.
-
We assess the available light and discuss suitable options. Overseeding alone cannot resolve every site problem, and heavily shaded areas may be better suited to another landscape treatment.
-
Not necessarily. Dethatching is considered when the lawn’s condition calls for it rather than included automatically with every aeration and overseeding service.
-
An irrigation system isn’t required, but reliable watering is important after seeding. We’ll discuss your ability to water before recommending the scope and timing of the work.
